There are many considerations in buying or building a home that the home owner doesn't consider. DO NOT leave the biggest expenditure of your life to professionals, participate or run the real risk of not getting what you paid for.
Remember this when thinking of a home, buildings have an actual function and it is during the inspection you get to investigate if the building function is as good as that new coat of paint.
Buildings have heating and air conditioning which is energy consumption because of the building envelope function(exterior walls, roof and floor). Buildings have HEAT LOSS due to openings in the building envelope(windows, doors, fixtures, etc) as well as due to heat transfer through the wall, roof and floor components.
Buildings have HEAT GAIN as a result of solar radiation, same UV that burns the skin comes through the windows and heats objects inside the home which lets off that heat into the room. Another cause of heat gain in a building is the UV on the exposed building material on the exterior walls and roof. The same UV that burns our skin excites(heats) the building material. The superheated surfaces of exposed building radiate that heat into the atmosphere as well as the heat conducts inside the building. Home owners are not understanding where the source of the heat is coming from so they treat the heat symptom with air conditioning.
Air conditioning is a very loose term, in reality it is refrigeration and the fact a building uses heating and refrigeration tells you that you have a design problem because of solar exposure. The UV superheating the exterior and impacting the interior is because the building isn't designed for those extreme temperatures. There isn't enough insulation value in the wall system if the indoors are heating up or there isn't any shade cover from trees and landscaping.
Buildings have an actual function and are ideally designed to give you a healthy indoor environment. Buyer beware, your building is inspected and they still can't see how it is functioning without responsible thermography applications.
